SPACE
LETTING POLICY
To
assist in the development, growth and graduation of new businesses,
centre tenancies are limited to a maximum of two years. Typically,
this will be sufficient time to establish the business, develop
skills, and implement appropriate operational procedures. The
minimum term is three (3) months. Tenants are NOT locked into
a traditional lease. The Joondalup Business Centre should not
be misinterpreted as merely a vehicle for providing subsidised
rental accommodation.
APPLICATION
PROCESS
Prospective tenants must
first complete an “Application
for Office Space” form. This form provides the essential
contact, background and reference information. On approval the parties enter a “Tenancy
Licence Agreement”.
OFFICE
SPACE FOR RENT
The Joondalup Business
Centre has twenty-four (24) 15 square metre units available.
There are also three (3) 30 square metre units.
Each units is individually air-conditioned
and has data and telecommunications points installed.
RENTAL PAYMENTS
Payments are made in advance and are due
on the first day of every month via a Direct Debit Authority.
ELECTRICITY
& OUTGOINGS
Power bills will be received by management
on behalf of the entire building and re-invoiced to tenants
on a proportional basis. The proportion per tenancy is a direct
function of the area occupied, relative to the sum of all areas
available for rent, plus similar contribution towards common
area usage. Tenants are not responsible for any other building
operational expenses.
SECURITY
The security at the Incubator is our utmost
concern. The Business Centre is fully alarmed, monitored and
serviced by a local security company. Tenants are issued with
individual access codes and keys providing 24 hour entry, seven
days per week.
PARKING
Tenant and visitor parking is provided on
site.
PHONE &
DATA ACCESS
Each office suite is fully cabled with four
(4) phone/ data sockets linked to a central control panel. This
delivers total flexibility to connect and transfer tenant lines
from and to any office. Each tenancy will need to organise individual
connection with a preferred telecommunication provider.
TRAINING ROOM
The Business Centre offers fully equipped Training and Seminar Room that is available to tenants and is booked through reception. Seating within these
rooms is flexible to accommodate professional meetings and seminars.
Crockery, cutlery and kitchenette facilities are also available.
Other amenities such as showers and toilets are also available.
In addition, disabled facilities are provided.
OUTDOOR OPEN
SPACE
Tenants at the centre are not confined to
four walls and desks as there is a courtyard with shade sails
and outdoor furniture. Whether conducting business from a mobile
office or networking with other tenants around the BBQ, the
Courtyard provides a relaxed and integral part of the Joondalup
Business Centre.
AVAILABLE OFFICE
EQUIPMENT & TECHNOLOGY
The Centre includes state of the art data
projector, digital photocopier, scanner, laminating, trimming
and binding facilities at your disposal (for a nominal fee for
hire) for those great presentations. Audio Visual equipment
is available for hire by tennants and users of the centre's
premises.
SERVICES
Included in the tenancy rates are cleaning
(including kitchen, toilets, common areas, and windows), garden
and lawn maintenance and the provision of security monitoring.
SUPPORT &
NETWORKING
Operating a business from the JBC provides
a unique opportunity to network and collaborate with other small
business. The Manager is available for assistance and support.
This creates an environment of creativity, inspiration and encouragement.
Training seminars and Mentors can also be made available.
